The Real Downsides of a 55+ Community

by Laura Lake

A 55+ community is not right for everyone, and I would rather you know the tradeoffs before you buy.

1. More rules. Age policies, guest limits, and rules on renting are written into the governing documents.

2. HOA dues. Dues cover amenities you may not use.

3. A smaller buyer pool at resale. Fewer buyers qualify, which can mean a longer sale in a slow month.

4. Limits on family stays. Grandchildren can visit, but long stays often have limits.

5. Less variety in the neighborhood. Some people love the quiet, others miss the mix.

MY TAKE: For most people downsizing, the rules are worth it for the maintenance relief, but only if you read them first.

Who it fits

People who want a lock and leave home with amenities nearby. Who it may not fit: people who want to rent the home out freely or host family for long periods.
