Sun City Shadow Hills Del Webb's premier active adult community in the east valley. Two golf courses, resort-style pools, fitness facilities, and one of the most active social programs in the valley. Consistently popular with 55+ buyers looking for an amenity-rich lifestyle at a price point that makes sense. Inventory here moves steadily — when the right unit comes up it doesn't last long.
Trilogy at La Quinta Despite the name, this Del Webb community sits within Indio's city limits. A full-service 55+ resort community with golf, a spa, fitness, dining, and an active membership culture. One of the best-run active adult communities in the valley and consistently strong in resale value.
Indian Palms Country Club A gated golf community with a mix of condos and single-family homes at accessible price points. One of the more affordable private club options in the valley. Popular with buyers who want the gated community feel and golf access without the upper valley price tag.
Terra Lago A master-planned community built around a 20-acre lake — one of the only lake communities in the Coachella Valley. Newer construction, strong HOA management, and a community feel that's different from the golf communities. Popular with younger buyers and investors.
 
 
Montage at Santa Rosa A newer master-planned community in south Indio with contemporary homes, good HOA management, and price points that attract first-time buyers and investors alike. Well-located relative to the festival grounds.
 
 
Festival-Adjacent Neighborhoods For STVR investors specifically, the neighborhoods closest to the Empire Polo Club festival grounds in north Indio are the primary target. Property type, permit status, and distance from the venue all matter — this is a micro-market within a market and local knowledge is essential.
