Desert Hot Springs, CA — Natural Springs, Mountain Views, Real Value

Sitting at the base of the San Bernardino Mountains north of Palm Springs, Desert Hot Springs is the valley's most affordable city — and one of its most distinctive. Natural hot mineral springs, panoramic views, and a growing community of buyers who discovered it before everyone else did.

What I Tell My Clients About Desert Hot Springs

Desert Hot Springs sits on the north side of Highway 62, separated from Palm Springs by the Interstate 10 corridor, and that geographic separation has kept it off most buyers' radar for years. The result is a city with some of the most affordable prices in the entire Coachella Valley — and a character that is genuinely its own.
The natural hot mineral springs are the city's defining feature and the source of its name. The aquifer that runs beneath Desert Hot Springs produces some of the most mineral-rich natural hot spring water in the world, and the city has built a wellness identity around it — small boutique spa resorts, hotels with natural spring pools, and a growing community of wellness-focused buyers who came for a weekend and decided to stay. It's a different energy than the golf and resort communities to the south, and for the right buyer that's exactly the appeal.
I'll be straight about what Desert Hot Springs is still working through. It's a city in transition — parts of it are well-developed and improving, others are still catching up. The distance from the upper valley amenities is more significant than in Cathedral City or Indio — you're looking at 15 to 20 minutes to Palm Desert rather than 5 to 10. For buyers who are price-sensitive, lifestyle-focused, and willing to be a little further from the action, the trade-off is often worth it. For buyers who need proximity to El Paseo or the upper valley cities, it probably isn't.

Is Desert Hot Springs the Right Fit?

Budget-Conscious Buyers Desert Hot Springs has the lowest entry price points of any city I cover in the Coachella Valley. For buyers who want to own in the desert — primary residence, second home, or investment — and need the math to work at a realistic number, this is where the inventory exists. The price gap between Desert Hot Springs and Palm Springs is substantial and for some buyers that gap is the whole conversation.

Wellness and Lifestyle Buyers If the natural hot springs, the mountain backdrop, and a quieter more intentional pace of life are what you're drawn to — Desert Hot Springs delivers something the southern valley cities simply don't have. The wellness community here is real and growing. Boutique spa resorts, yoga studios, organic farms, and a creative community have taken root and are changing the character of the city meaningfully.

Remote Workers Seeking Affordability Desert Hot Springs has attracted a notable number of remote workers and digital nomads in recent years — buyers who can work from anywhere and have done the math on what their dollar buys here versus coastal California. The views are extraordinary, the pace is right, and the cost of ownership is genuinely accessible compared to virtually any comparable climate in California.

Early-Stage Market Investors Desert Hot Springs is the kind of market that rewards buyers who get in before it becomes obvious. It has the ingredients — natural amenity, affordable land, proximity to Palm Springs, improving infrastructure — that have preceded growth in other desert communities. Whether that growth materializes on any particular timeline is not something anyone can promise. What I can tell you is that the buyers who've been quietly purchasing here over the past several years have not been disappointed.

Neighborhoods Worth Knowing

Mission Lakes Country Club The primary golf community in Desert Hot Springs — a semi-private club with a full course, clubhouse, and a mix of condos and single-family homes. The most established residential community in the city and consistently the strongest in resale activity. Good value for buyers who want the golf community feel at Desert Hot Springs prices.
The Mesa An elevated neighborhood on the south end of the city with panoramic views of the Coachella Valley below and the San Bernardino Mountains above. One of the most visually dramatic settings in the entire valley. Properties here tend to attract buyers who prioritize the view and the quiet above everything else.
Downtown / Hacienda Avenue Corridor The heart of the city's wellness and hospitality district. Small boutique hotels, spa resorts with natural spring pools, and a handful of interesting independent businesses. The closest thing Desert Hot Springs has to a walkable neighborhood — limited but improving. Investment buyers looking at hospitality-adjacent properties focus here.
Sky Valley A rural community on the eastern edge of Desert Hot Springs with larger parcels, more agricultural character, and a genuine off-grid feel. Popular with buyers looking for land, horses, or simply more space than any other valley community can offer at these prices.

Two Bunch Palms Area Named after the historic spa resort that put Desert Hot Springs on the map, this area has attracted some of the more design-forward residential buyers in the city. A mix of mid-century and contemporary homes, larger lots, and proximity to the resort that gives the neighborhood its name.
