La Quinta is my most recommended city for buyers relocating from coastal California — and I've been saying that for years. Here's why: it delivers on the desert lifestyle without the tourist noise. You get the mountains, the golf, the sunshine, and a genuine residential community where people actually live year-round.

 

The city is anchored by PGA West on the south end and Old Town La Quinta on the north — two very different experiences that attract two very different buyers. PGA West is world-class golf and gated community living. Old Town is walkable, charming, and gives you access to local restaurants, the farmers market, and community events. Most buyers land somewhere in between.

What I always tell clients: La Quinta rewards buyers who take the time to understand the communities before they pick a house. The right HOA matters here. The wrong one — wrong amenities, wrong culture, wrong reserve fund situation — can cost you more than the price difference between properties.

Second-Home Buyers La Quinta is one of the most popular second-home markets in the valley. The season runs October through April, the rental market is active in STVR-permitted communities, and the property values have shown consistent long-term appreciation.

 

Golf Lifestyle Buyers PGA West alone has six courses. Add Andalusia, The Quarry, The Citrus, and a dozen more within a short drive and you have one of the premier golf destinations in California. If golf is central to your lifestyle, La Quinta should be your first stop.

Families La Quinta has some of the best schools in the Coachella Valley, a strong parks and recreation program, and a community culture that works for families. It's less common to say this about a desert city — but it's true here.

Neighborhoods Worth Knowing

PGA West The flagship golf community in La Quinta. Six courses, multiple HOAs, and a wide range of product from condos to custom estates. Each sub-community has its own dues structure and amenity set — I'll walk you through the differences.

Andalusia at Coral Mountain One of the valley's most visually stunning communities. Custom and semi-custom homes, a private club, and a setting against the Santa Rosa Mountains that's hard to beat. Upper end of the market.

Trilogy at La Quinta A Del Webb 55+ community with resort-style amenities, an active social calendar, and strong community engagement. Popular with buyers looking for a lifestyle community rather than just a home.

Old Town La Quinta / Cove Area The most affordable and eclectic part of the city. The Cove sits at the base of the mountains and attracts buyers who want character, walkability to Old Town, and a more independent lifestyle — no HOA in many cases.
 
Mountain View Country Club A private golf community mid-city with a strong membership culture and well-maintained grounds. Good value relative to PGA West with a more intimate feel.
