I don't cold call. I've never cold called and I never will. Every client I work with has chosen to reach out — because they found me through a referral, the website, or my content. That dynamic matters. It means we start the relationship on equal footing, not with me trying to convince you of something.

 

I don't manufacture urgency. "This won't last" and "you need to decide today" are standard tools in the high-pressure agent playbook. I don't use them. If a property is genuinely competitive and speed matters, I'll tell you that honestly and explain why. But I won't create artificial pressure to push you into a decision you're not ready to make.

 

I don't push you toward a higher price point. A higher sale price or a more expensive purchase benefits me financially. I'm aware of that — and I work actively against letting it influence my guidance. My job is to help you make the right decision for your situation, not the one that generates the largest commission.

 

I will tell you when to wait. Sometimes the right move is no move. If the market isn't right, if the property has issues, if your timeline doesn't line up — I'll tell you to wait. That's not what a commission-hungry agent says. It's what an advisor who actually cares about your outcome says.

I will tell you when to walk away. If an offer isn't working, if a deal is going sideways, if the numbers don't make sense — I'll tell you to walk. Protecting your interests sometimes means losing a commission. That's the job.

I've never pretended that tension doesn't exist. What I've done is build a practice where my reputation and my referral business depend entirely on clients feeling well-served — not just transacted. In 21 years in one market, every client I've ever worked with is a potential referral source. That accountability changes everything about how I show up.

For Buyers I won't rush you into a neighborhood that doesn't fit because inventory is tight. I won't tell you a property is perfect when I can see it isn't. I won't push you to stretch your budget because a more expensive home benefits me. I'll show you what's right for your situation and let you decide.

For Investors I won't oversell a deal to earn the commission. If the numbers don't work, I'll tell you that directly and move on to the next opportunity. My value to you as an investor client is honest analysis — not enthusiasm for deals that don't pencil out.
