The Hardest Month to Sell a Desert Home (And What to Do About It)

by Laura Lake

If you own a second home in the desert and live on the coast, you have probably noticed the market has a rhythm. The valley fills up in winter and spring, and it empties out in summer. That rhythm matters when you decide when to list.

The short version: the slowest stretch for buyer traffic tends to be the heat of summer, when many of the people most likely to buy are somewhere cooler. Showings thin out, and homes that would sell in weeks in February can sit.

Why summer is slow

Seasonal residents and visiting buyers are mostly gone. Buyers who do come in summer are usually serious, but there are fewer of them. Sellers who list in June often end up cutting price in September.

What it means if you are not here

A slow month is harder when you are three hours away. Showings need access, the pool needs to look right, and the yard needs to look kept. I handle that remotely so you do not drive in.

MY TAKE (suggested, edit or replace): If you can choose, list in the fall so the home is live when buyers return, rather than waiting for the busy season to be already underway. ⚠️ Confirm this is your view.

The numbers

The hardest time to sell a home in the Coachella Valley may be late summer into early fall

Looking at the past three years of Coachella Valley sales data, September stands out as the most difficult month overall, with some of the lowest closed sale counts and longer marketing times. August is close behind and produced the slowest average selling time in the period, 88 days in 2025. The practical takeaway for a seller is not to avoid those months automatically. It is to price from current comparable sales, prepare the home before launch, and allow more time for the right buyer to appear.

How to plan

  1. Decide your real deadline before choosing a month.
  2. Price for the buyer pool you will actually have.
  3. Get the home show ready before it goes live.
  4. Set up remote access once, then leave it to me.
